V neposredni bližini se nahaja Summit avto, FURS (Finačni urad Republike Slovenije), srednja medijska šola, restavracija CUBO, prav tako tudi bližina AC priključka in nogometnega stadiona.

SPLOŠNO O PROJEKTU

Sosesko sestavljajo trije objekti. Objekta A1 in A2 sta zasnovana kot objekta večje, objekt V1 (vila blok) pa kot objekt manjše koncentracije stanovanj. Skupno je v soseski 123 stanovanj in atelje. V pritličju objektov ob Šmartinski cesti in Flajšmanovi ulici je predviden javni program in na vogalu objekta A1 poslovni stolpič. V pritličju, ob Šmartinski in Flajšmanovi ulici je pred javnim programom zasnovan arkadni hodnik. 

Pod sosesko se nahaja garaža v treh etažah. Uvoz v garažo je urejen s Flajšmanove ulice. V prvi etaži je predvideno parkiranje za obiskovalce, v drugi in tretji pa za stanovalce kompleksa. Za objektom je oblikovan vrt, kjer je urejeno ograjeno igrišče z otroškimi igrali in park, sprehajalne poti, ploščadi ter ostala urbana oprema.

STANOVANJA

V objektih je več tipov stanovanj. Stanovanja so z zunanjostjo praviloma povezana preko lož, balkonov in teras. Ob Šmartinski cesti so nameščena večja stanovanja z zastekljenimi ložami, ki omogočajo lepe poglede v okolico. Vsaj 10% stanovanj je možno enostavno preurediti za funkcionalno ovirane osebe - npr. za invalide na vozičku. Vsa stanovanja so opremljena z enokrilnimi varnostnimi vhodnimi vrati z domofonom. Notranja vrata so enokrilna barvana lesena. V stanovanjih so izvedena francoska enokrilna in dvokrilna okna (PVC), zastekljena s termopanskim steklom in senčili. V vseh bivalnih prostorih je položen parket in talno gretje. V ložah, balkonih in terasah so tla iz keramike. 

ARHITEKTURNA ZASNOVA

Trije objekti, različnih višin so enotno oblikovani in med seboj povezani v zaključeno celoto - kompleks, ki zamejuje notranje zeleno dvorišče. Zaradi umeščenosti ob prometno cesto, so stanovanja orientirana na ceste zaščitena proti hrupu z dodatno zasteklitvijo na loži. Notranjost kompleksa je mirnejše okolje, brez prometa s kvalitetno parkovno zunanjo ureditvijo, namenjeno stanovalcem.

OBJEKT A1 (P+5+2T)

Objekt je zasnovan v obliki črke L kot stanovanjski objekt z 79 stanovanji v nadstropjih in terasnih etažah. Objekt je razdeljen na tri ločene celote. Ob arkadnem hodniku so predvideni lokali z javnim programom (trgovine in lokali) - ob Šmartinski cesti, v pritličju, pet lokalov in ob Flajšmanovi lokal v pritličju in poslovna prostora v nadstropju. Notranja fasada (pod arkadami) je ob Šmartinski cesti zastekljena, na kateri so predvideni urejeni reklamni napisi za lokale. Na zadnji (dvoriščni) strani so nad pritličjem predvidene namestitve klima naprav pod lamelno masko za vsak lokal posebaj. Manjša lokala ob Šmartinski cesti sta zasnovana v treh etažah s skladiščem, dostavo in sanitarijami v prvi kleti. Lokali bodo končani do III. podaljšane gradbene faze.

OBJEKT A2 (P+5+2T) 

Objekt je zasnovan kot stanovanjski objekt z 28 stanovanji v nadstropjih in terasah ter javnim programom v pritličju in delno v prvem nadstropju objekta. Pod arkado v pritličju so lokali z javnim programom izvedeni do tretje podaljšane gradbene faze.

OBJEKT V1 (P+3+2T) 

Objekt je zasnovan, kot stanovanjski objekt s 16 stanovanji in ateljejem. V tipičnih etažah so po štiri vogalna stanovanja, v terasnih etažah pa sta predvidena dva dupleksa. Tri pritlična vogalna stanovanja imajo urejene atrije. V objektu je tudi atelje, ki se nahaja v 1. nadstropju.

KONSTRUKCIJA

Konstrukcijsko je objekt zasnovan v armiranem betonu. Debelina vseh nosilnih sten je od 20 do 30 cm, nadzemne medetažne plošče so praviloma debeline 20 cm, v kleti pa 30 cm. 

FASADA IN STREHA

Finalni sloj fasade je sestavljen iz kombinacije glazirane opečne fasadne obloge in kontaktne fasade. Toplotna izolacija je praviloma kamena volna. Ograje francoskih oken, balkonov in teras so steklene, oziroma v kombinacije stekla s kovinsko podkonstrukcijo. Streha je ravna, nepohodna, kombinirana z dvoslojno hidroizolacijo in toplotno izolacijo ter zaključnim slojem pranega prodca. Obrobe strehe so iz debelejše barvane pločevine.

KOPALNICE IN KUHINJE

V kopalnicah so tla in stene na mokrih delih oblečeni v keramične ploščice, ostale stene kopalnic so opleskane s pralno barvo. Predelne stene kopalnic so odporne na vlago. V kopalnicah bo vgrajena sanitarna keramika in oprema (kopalna kad ali tuš, umivalnik, školjka in radiator). V kuhinjah je predviden prostor za štedilnik z električno kuhalno ploščo in pečico, napo, lokacija za pomivalni stroj hladilnik, pomivalno korito in kuhinjske omare. 

SKUPNI PROSTORI

Vhodna vrata objektov in vsa notranja vrata hodnikov ter stopnišč so iz kovinskih okvirjev. Finalni tlaki vseh skupnih prostorov so iz keramičnih plošč. Stopniščna ograja je kovinska. Stene in stropovi so glajeni in slikopeskarsko obdelani, v več različnih barvnih odtenkih. Vse shrambe za stanovalce in skladišča za poslovne prostore se nahajajo v prvi kleti. Pod vsemi tremi objekti je zasnovana garaža v treh kletnih etažah. Dostopi v objekte iz garaž so omogočeni preko varnih komunikacijskih jeder s stopniščem in dvigali. Uvoz v garažo je iz Flajšmanove ulice. Garaža v prvi kleti je namenjena obiskovalcem lokalov, poslovnih prostorov in stanovalcem, z ločenim izhodom za obiskovalce pod arkade oz. v poslovni del objekta.

ZUNANJA UREDITEV

Zunanja ureditev je zasnovana skladno z urbanističnim konceptom celotne soseske. Skupno dvorišče je zasnovano kot zelena dvignjena površina in je urejena v vzorcu zasajenih, utrjenih in igralnih površin ter ostalih programov, ki stanovalcem ponuja visoko kvaliteto bivanja. 

HLAJENJE

V stanovanjih je omogočena možnost vgradnje split klima naprav. Določena stanovanja imajo vgrajeno klima napravo.

Predviden zaključek gradnje projekta je poleti leta 2021.

GENERAL ABOUT THE PROJECT

The neighborhood consists of three buildings. Buildings A1 and A2 are designed as larger buildings, and building V1 (villa block) as a smaller concentration of apartments. There are a total of 123 apartments and studios in the neighborhood. A public program is planned on the ground floor of the buildings along Šmartinska cesta and Flajšmanova ulica, and a business tower on the corner of building A1. On the ground floor, along Šmartinska and Flajšmanova streets, an arcade corridor has been designed in front of the public program. Below the neighborhood is a garage on three floors. The entrance to the garage is arranged from Flajšmanova Street. On the first floor there is parking for visitors, and in the second and third for residents of the complex. Behind the building is a garden, where there is a fenced playground with children's toys and a park, walking paths, platforms and other urban equipment.

ARCHITECTURAL DESIGN

Three buildings of different heights are uniformly designed and interconnected into a complete whole - a complex that borders the inner green courtyard. Due to the location along the busy road, the apartments oriented to the roads are protected against noise with additional glazing on the loggia. The interior of the complex is a quieter environment, without traffic with quality park exterior design, intended for residents.

BUILDING A1 (P + 5 + 2T)

The building is designed in the shape of the letter L as a residential building with 79 apartments on the floors and terraces. The building is divided into three separate units. Along the arcaded corridor, there are bars with a public program (shops and bars) - along Šmartinska cesta, on the ground floor, five bars and along Flajšmanova bar on the ground floor and business premises on the first floor. The inner façade (under the arcades) is glazed along Šmartinska cesta, on which well-arranged advertising signs for bars are planned. On the back (courtyard) side, above the ground floor, air conditioners are planned to be installed under a lamella mask for each bar separately. Smaller bars along Šmartinska cesta are designed on three floors with storage, delivery and toilets in the first basement. The bars will be completed by III. extended construction phases.

BUILDING A2 (P + 5 + 2T)

The building is designed as a residential building with 28 apartments on the floors and terraces and a public program on the ground floor and partly on the first floor of the building. Under the arcade on the ground floor, the bars with a public program were carried out until the third extended construction phase.

OBJECT V1 (P + 3 + 2T)

The building is designed as a residential building with 16 apartments and a studio. There are four corner apartments on the typical floors, and two duplexes on the terrace floors. Three ground floor corner apartments have arranged atriums. The building also has a studio located on the 1st floor.

CONSTRUCTION

Structurally, the building is designed in reinforced concrete. The thickness of all load-bearing walls is from 20 to 30 cm, the above-ground mezzanine slabs are usually 20 cm thick, and in the basement 30 cm.

FACADE AND ROOF

The final layer of the facade consists of a combination of glazed brick facade cladding and contact facade. Thermal insulation is usually stone wool. Fences of French windows, balconies and terraces are made of glass, or in a combination of glass with a metal substructure. The roof is flat, non-slip, combined with two-layer waterproofing and thermal insulation and a final layer of washed gravel. The roof edging is made of thicker painted sheet metal.

BATHROOMS AND KITCHENS

In the bathrooms, the floors and walls on the wet parts are covered with ceramic tiles, the other walls of the bathrooms are painted with washable paint. Bathroom partitions are resistant to moisture. The bathrooms will be equipped with sanitary ware and equipment (bath or shower, sink, sink and radiator). The kitchens have space for a stove with electric hob and oven, hood, location for dishwasher refrigerator, sink and kitchen cabinets.

COMMON AREAS

The entrance doors of the buildings and all the interior doors of the corridors and staircases are made of metal frames. The final floors of all common areas are made of ceramic tiles. The stair railing is metal. The walls and ceilings are smoothed and painted, in several different color shades. All pantries for residents and warehouses for business premises are located in the first basement. Under all three buildings is a garage in three basement floors. Access to the facilities from the garages is enabled through secure communication cores with a staircase and elevators. The entrance to the garage is from Flajšmanova Street. The garage in the first basement is intended for visitors to bars, business premises and residents, with a separate exit for visitors under the arcades or. into the business part of the building.

EXTERNAL REGULATION

The exterior design is designed in accordance with the urban concept of the entire neighborhood. The common yard is designed as a green raised area and is arranged in a pattern of planted, paved and play areas and other programs, which offers residents a high quality of living.

COOLING

In apartments, it is possible to install split air conditioners. Certain apartments have built-in air conditioning. The construction of the project is expected to be completed in the summer of 2021.
